This is advice I provide to all my clients. I know the ins and outs of the new build process, not just from helping others through it, but also from going through the experience many times myself. A successful new build purchase requires an agent who has a relationship with the builder and can maximize negotiations on your behalf.
I had recently sold their home, which meant they had nowhere to live. I secured temporary housing for six months while their new house was being built. We even had the movers store their furniture, and I curated rented furniture for them to use while they lived in their temporary apartment.

THE BRIEF
This large, and grandiose property needed the right real estate agent to help with staging, pricing, and marketing prior to selling. The sellers knew they needed an agent with a great marketing presence to find a buyer quickly.
MY ACTIONS & RESULTS
I supervised a thorough home cleaning, coordinated with the owner to address maintenance, coordinated and hosted an estate sale, and brought in additional furnishings to lighten the appearance of dark spaces. I also conducted an extensive social media campaign focused on the provinces where I knew there would be interest. Within a few days, I received multiple offers. The house went under contract with multiple offers, and a bidding war. Since the home sold so quickly, I also found my clients temporary housing until their new home was built. This was the most expensive home sold in Prince William County in 2020.

THE BRIEF
We supervised a professional cleaning and added some light staging, which included bedding, blankets, towels, artwork, small decor items, and more. This 'light staging' is included in our seller services.
MY ACTIONS & RESULTS
Not all offers are the same!
We received 11 offers over a weekend. All were over list price. We presented our client with a spreadsheet of the details and ensured that the chosen buyer would not fall out of contract. Not all offers are the same!
If you have an offer way over list, but it still has an appraisal contingency, the deal can still fall through. The chosen buyer was non-contingent, which ensured a smooth sail to the finish line!

THE BRIEF
This property had been vacant for over a year. It needed a lot of work. The seller reached out to me because I could help her with paid-at-closing renovations.
MY ACTIONS & RESULTS
I work with a few companies and contractors that allow for paid-at-closing renovations. This allows you, the seller, to get your home list-ready without any upfront costs. Expenses are deducted from the closing statement at settlement.
I supervised the project manager and subs on the Deerpath project, ensuring that the whole home was painted from top to bottom, that lights and appliances were installed, and that minor fixes were repaired, all coordinated with home staging and photography.

Large Scale Winery
THE BRIEF
I gave my clients a few options for selling their winery, and they decided to list it with the Sotheby's Auction House at the 50th anniversary of Sotheby's Asia in Hong Kong.
MY ACTIONS & RESULTS
Properties in this auction had to be greater than $5,000,000. The property would be sold alongside beautiful works of art, luxury cars, and fine jewelry. Auctions don't have to be for distressed properties. Ensure you get your money quickly and efficiently.
